DESCRIPTION:

This is a 2500 sq.ft., two-storey, semi-detached home, whose all bedrooms overlook balconies. There are large panoramic windows in each room that saturate the space with light and connect the home with the outside world, making it part of the interior. Modern high-tech architecture harmoniously blends into the overall ensemble of the buildings of the neighborhood. This semi-detached home has been thought out to the smallest detail and designed with great attention for a comfortable life in such a way that you do not lose a single meter of living space.

UPGRADES:

In addition to the basic features of the house, which can be found in any new house in Ottawa, the following improvements and upgrades have been included in the design, in the exterior and interior decor, as well as in the technical elements of the house.

Throughout the House there are installed:

• wooden floors made to special order in Canada from Canadian white oak.

• Italian ceramic large-format floor and wall tiles with high quality marble pattern.

• The smart four-level lighting system, controlled by the Google Smart Home application and smart switches with sensors.  All the lighting in the house (both indoor and outdoor) is based on LED technology. It provides a long service life and safety, since it does not heat up and does not burn, and it saves on electricity while providing more intense lighting.

  All rooms are equipped with dimmable LED pot lights and futuristic LED strips, which are integrated into the ceiling and walls, and visually divide the rooms into different zones.

  Four exceptional stylish chandeliers made of real crystal glass in the Nordic style add luxury to the interiors of the kitchen, dining room, hallway, and powder room. This four-level lighting system creates an indescribable atmosphere of wealth and domestic comfort in the home at the same time. The homeowner can adjust the illumination from an intimate dim setting to the brilliance of a palace ballroom.

• Huge panoramic sliding windows in each room flood the space with light and air. In spite of the large area of glazing, they are energy-efficient, and environmentally friendly (low argon emission, triple glazed hybrid windows).

• 100% blackout, three-layer curtains on the windows and sheer curtains made in Europe are controlled in several ways: by voice, manually, and by the Google Smart Home application.

• Eight-foot European soundproof interior doors made in a high-tech style of high quality materials—glass and wood (Solid Core)—with a magnetic lock, are an additional adornment to the rooms and impart a high-tech atmosphere to the interior space.

• A special feature of the house is the height of the ceilings: ten feet on the first floor, and nine feet on the second floor and lower level.

DETAILS OF THE INTERIOR:

KITCHEN:

The fashionable concept of the kitchen is shown to its best advantage with its clean lines and wavy textures; the calacatta ice countertop emphasizes the high-tech style and premium quality of the kitchen. Many functional cabinets with self-locking doors make the kitchen space comfortable, spacious, and efficient at the same time: two magic corners, built-in systems for garbage, and storage for kitchen utensils. 

Top brand Italian kitchen appliances (Bertazzoni) add luxury to the kitchen and guarantee convenience and durability of refrigerator, built-in cooktop, microwave, oven, and dishwasher.

LIVING AREA:

The open concept living space is visually divided by LED light strips into dining and living areas. The decoration of the living area is a three-sided fireplace framed by an Italian slab with beautiful marble pattern.

The TV zone is delicately highlighted by LED strips. On the ceiling, sockets are provided for speakers for reproducing sound in 3D.

A soaring staircase between the floors with a glass wall adds a futuristic look to the space and visually extends it.

The hallway on the second floor and the shared bathroom are illuminated by skylights and three levels of LED light.

The master suite:

The master suite successfully combines an elegant design and functionality.

The spacious bedroom is decorated with a three-sided fireplace, which can also serve as a heater. The fireplace is conveniently located opposite the alcove for a bed. The suite has his and her closets with mirrored doors made to special order, as well as a walk-in closet with a set of drawers, also made to order. Panoramic sliding doors open onto a wide balcony overlooking the quiet backyard. Comfort is added by European 100% blackout three-layer curtains and veils.

The 5-pcs in-suite bathroom is tiled in large-format Italian marble tiles and has all the modern conveniences: two sinks, a free-standing bathtub, a wall-hung toilet, and a shower stall with a shower system which includes different water delivery systems (rectangular rainshower with waterfall option, flexible hand shower, and built-in body jets).

Lower level:

The lover level differs to its advantage from the usual and standard basements in the height of its ceiling—nine feet - and a wide window that provides a great deal of light. Heated floors and three levels of lighting create a cozy space where you would want to spend your time. Also on this floor there is a kitchenette and a full bathroom. This space is perfect for an office, a game room, or a home theatre.  There is also a den that can be used for a small bedroom or office. Lots of storage space.

Engineering systems:

When designing the house, the most stringent standards for energy conservation were taken into account. The modern engineering systems inside the house are a guarantee of your comfort:

The Google Smart House system makes life simpler and more comfortable. The main task of the system is to optimize domestic processes. You can delegate routine chores to a computer and go about your business. A smart home will do almost everything for you:

• open or close blinds and shutters;

• turn on the TV at a certain time;

• open the garage door;

• turn on the heating/air conditioning;

• turn on the heating for floors, driveways, and outside stairs;

• activate alarms;

• turn lights off and on;

  
  

• check for flooding or smoke in the house and notify the owner;

• maintain the humidity level in the premises;

• notify the owner that someone has arrived, give the opportunity to see and talk to the visitor and open/close the lock remotely

The entire system is controlled by a single device.

A “Smart house” reduces the cost of utility bills. This is because the system turns off devices that are not currently in use. Accordingly, the load on the network is reduced and, with it, the consumption of electricity. The savings on lighting can reach 40%, and on heating - 30%.

A Smart House is prestigious and reliable. Friends and relatives will be impressed by the capabilities of the system. At the same time, it can be easily changed and adapted to your needs. You can program a robot vacuum, automate watering the lawn or houseplants, and monitor what your pets do when they are alone.

Water:

• Two-zone water heater (Viessmann). A modern powerful hot water pump guarantees instant hot water.

• A modern high-quality water purification system includes a laser and reverse osmosis, guaranteeing a supply of drinking water to the refrigerator and kitchen.

Air quality:

• Particular attention was paid to the microclimate of the house. Commercial HEPA filters are included in the ventilation system (Energy Star cerified) for air purity. To maintain a healthy humidity, a commercial “blue laser” humidifier/dehumidifier has been installed.

• The smart heating/cooling system (HVAC) is managed through the Google Smart Home application. The system is safe, energy efficient, and quiet. It eliminates the effect of drafts and maintains the oxygen saturation of the air.

  The system is divided into four cooling and eleven heating zones, independently controlled by smart, programmed consoles and six high-quality thermostats, so that each resident of the house can adjust the microclimate in his or her room.

The investment in energy efficiency provides annual savings in heating/air conditioning and lighting costs.

Backyard:

The panoramic sliding doors of the living area lead to a solid deck, made of durable composite wood and supported by concrete pillars. The deck is consistent with the tone of the facade of the house and creates a unified architectural composition. With proper care, the deck will retain its esthetics and integrity for more than 20 years.

Architecture:

The facade has been designed in a high-tech style of architecture and is made of premium materials: natural blue hand-polished and unpolished granite, which imparts a feeling of solidity and luxury to the house. The building is distinguished by its beautiful conceptual architecture, which harmoniously combines every detail:

• The garage doors are made in a modernist style and are controlled in several ways: voice, manually, remote control, and by the Google Smart Home application. The garage doors are framed into natural polished blue granite. Hand polishing has highlighted the depth and beauty of the granite pattern with metal impurities that shine in the sun making the frame look like a gemstone.

• The stylish front door includes a smart combination lock with built-in camera and intercom, and is controlled via FNC, code, key, and by the Google Smart Home application.

• Stamped concrete driveway, steps and landings are heated and controlled through Google Smart application.

The laconic landscape design around the house emphasizes the splendor of the exterior and perfectly complements it.

The infrastructure of the neighborhood is well developed, with playgrounds, a school, a park by the river, shops and restaurants all within walking distance.

The Interior design was developed by top professional European designers. At the current stage of construction we offer a choice of interior design colors. It can be implemented in grey or beige  tones. The default palette is grey. 

Also, we can change the details of design to your requirements and liking.

Once the interior design materials are purchased, any changes to interior design will not be available.
